What is a home inspection?
A professional home inspection is a close examination of the structural components of a home. Pinnacle Property Inspection Services uses a thermal imager that enables us to "see" inside of areas the naked eye cannot see, to detect potential problems that either a seller or potential buyer should know about. Pinnacle Property Inspection Services will look for items that are not functioning properly and items that are unsafe or not within the guidelines of the State of Illinois. If a problem or potential problem is discovered, the home inspector will include a description of the problem in the report and may recommend further evaluation by a specific trade expert.

What does an inspection include?
A proper inspection includes an examination of the home or building from top to bottom. Pinnacle Property Inspection Services will evaluate and report on the condition of the home's structure, roof, foundation, drainage, plumbing, heating system, air-conditioning system, insulation, walls, windows and doors. Part-time inspectors can only inspect those items that are visible and accessible by normal means while Pinnacle's use of thermal imager enables us to see inside many components to provide a detailed "behind the scenes" look at a property.
When do I request an inspection?
The right time to request an inspection is immediately after you make an offer on a property. The real estate contract usually allows for a grace period to inspect the property. Ask your real estate agent to include this inspection clause in the offer, making your purchase obligation contingent upon the findings of a professional inspection.
Can a property "fail" an inspection?
No. Pinnacle Property Inspection Services is there to report on the current condition of the property. A potential buyer can decide whether to move ahead with the purchase, renegotiate the terms and conditions or just accept the property and the terms as originally presented. It is not the responsibility of Pinnacle Property Inspection Services to "pass" or "fail" a property.
I'm familiar with homes, can't I inspect the property myself?
Unless you're a professional home inspector and have the tools, knowledge and experience to perform a property inspection, you lack the necessary qualifications to accurately discover potential problems. Should I be present during the inspection?

As a home seller, do I have to repair everything found in the inspection report?
No. Often times a seller will request a home inspection so they can make their home more marketable. Potential buyers will already have a copy of the inspection report and can immediately see what areas, if any, need attention. Some items in the inspection report will make negotiations much easier as both sides (buyers and sellers) will know the real condition of the property.
